A clutch of fishing lakes nestled in the Kent countryside - complete with permission for holiday pods - is up for sale for almost £1m.
Greenacres Farm Fisheries in Biddenden near Ashford has been listed for £895,000 by estate agents Savills.
Despite the potential sale of the site – which is popular among the angling community – it is very much “business as normal,” according to bosses.
“It’s been up for a while, we’re just testing the market,” a spokesman said.
“We’re open and we’re up and running.”
Boasting 11.42 acres, the fishery in Sissinghurst Road would be sold as is – with a new owner taking over the business.
There are currently about five acres of water stocked with a variety of fish, with room for 30 anglers at any one time between 7am to 7pm.
As it stands, the business brings in close to £45,000 a year and is also available to be booked out for night-time fishing.
Savills calls it “an excellent opportunity to acquire a well-established and highly regarded fisheries business with further potential to expand into tourism”.
“Greenacres Farm Fishery provides an opportunity for an incoming purchaser to acquire an established fishery business with potential to expand and diversify into tourism,” claims the estate agent.
Looking to capitalise on Kent’s growing reputation as a popular staycation destination, the current vendors have recently been granted planning for four self-contained holiday pods.
There is also consent for a retail space that was granted in 2015 whilst positive discussions with Ashford Borough Council regarding a potential change of use for the detached barn have taken place.
The water is made up of two specimen lakes, one coarse lake, one tench pond and one match lake with high-value stock.
The fishery is well landscaped throughout with 2 boreholes and hard-surfaced areas for parking as well as an amenity building with showers, toilets, a kitchenette and a clubhouse.
