A proposed development of 105 homes and a “state-of-the-art” GP surgery has been billed as a “community extension” of a village in east Kent.

Plans have been put forward to develop land at Elmtree Farm in Sellindge, between Folkestone and Ashford.

A dental centre, convenience store and expansion land for Sellindge Primary School will also be provided, state planning documents.

Developer Quinn Homes says the new doctors’ surgery would be “significantly larger” than the current “outdated and constrained one” in Main Road, increasing the range of primary care services in the village and wider area.

An outline planning application was submitted on September 8 but has yet to attract any public comments.

Permission is being sought from Folkestone and Hythe District Council (FHDC) to demolish the existing modern farmhouse and use the land for the new homes.

Of the 105 properties, 24 will be self- or custom-build plots for prospective residents, while 23 of the homes will be classified as “affordable”.

The developer also boasts of the scheme’s green credentials, saying the estate “will offer a range of highly energy-efficient and fossil fuel-free new homes and will incorporate expansive areas of public open space – including a dedicated wildlife and wetland habitat”.

A spokesman for Quinn Homes told KentOnline: “This scheme has been carefully conceived over the last five years to meet Local Plan aspirations for Sellindge with high-quality family homes of exceptional EPC-A rating , as well as self-build plots enabling people to build their own Grand Design.

“By working with the local GP, we will deliver a new state-of-the art medical facility significantly larger than the current one to increase the range, quality and quantity of primary care services available to the village and surrounding area.

“Other community benefits include a new, larger and more accessible convenience store to provide for villagers’ day-to-day needs, as well as a new dental practice run by an experienced operator already providing dental services in the district.

“It will also provide the local primary school with further expansion land.

“Finally, the scheme provides 22% affordable homes, and half of the entire site will be dedicated as parkland and amenity land and will provide better connectivity to the village as a whole.

“Our proposal will therefore help meet the village’s housing need with a mixed use extension to the settlement without exceeding the numbers envisaged in the council’s Local Plan.”

Elmtree Farm made headlines last month after a huge blaze engulfed two barns and a haystack on September 27, with 14 fire engines sent to the scene.

An investigation into the fire has concluded, with the cause still unknown but believed to be accidental.

KentOnline understands the damage caused will have no impact on the proposed development, which will be determined by FHDC on a date yet to be determined.
