Homebuyers should act quickly if they want to take advantage of the stamp duty land taxholiday on properties costing between £125,000 and £175,000.

The waiver, which is due to end on December 31, offers savings of up to £1,750 based on the normal stamp duty rate of one per cent on a £175,000 property.

This was temporarily raised a year ago from £125,000 to help struggling first-time buyers get on the ladder in the challenging financial climate.

According to Halifax this has helped 31 per cent of buyers who, as a result, have been exempt from paying the tax.

Annette Cole, sales and marketing director at Crest Nicholson, said: “We are offering a fantastic range of properties at Avante, Coxheath, near Maidstone, under the £175,000 threshold. With up-front costs often proving difficult for first-time buyers to afford we anticipate seeing many buyers take advantage of this last opportunity in the next few weeks and in time for the expiry of this stamp duty holiday

“Homebuyers should move quickly though, to take advantage of this tax relief as the deadline is approaching quickly.”

Avante is an innovative collection of 150 contemporary one and two-bedroom apartments and two, three and four-bedroom houses. Designed by award-winning architects Sheppard Robson, the development uses a modern mix of materials, giving a fresh and modern look.

Homes at Avante have a distinctive look, with unusual varied roof elevations that bear similarity to those of a Huf house. From the outside, the homes catch the eye with clean, angular shapes and a mixture of white render and timber cladding. Other features include a central lantern roof light which adds an unique edge to the properties.

Properties at Avante also incorporate a number of innovative eco-features, including low energy lighting throughout that helps reduce electricity consumption.

The glazing has been minimised in the bedrooms and maximised in the living areas to let light flood in and reduce the loss of heat. The central lantern roof light allows a generous amount of daylight into all properties. This unique feature also provides natural ventilation and helps solar gain.

Prices at Avante start from £145,000 for a one-bedroom apartment. For more details call 0870 755 9830.
