The plot, which extends to 18.7 acres, arcs parallel with the meandering water.
It is among 149 lots listed for sale by Clive Emson Auctioneers at its next sale in December.
John Stockey, auctioneer, said: “The land divides development from the river and is a large area that is extremely overgrown.
“It will appeal to those who want to own a stretch along this river.”
The freehold guide price is £85,000.
The land lies below Egerton Road in Ringlestone.
A nearby plot of woodland off Moncktons Lane will be offered too – with a freehold guide price of £50-55,000.
The online auction starts on Monday, December 11, and ends on Wednesday, December 13.
