A nearly 150-year-old Victorian manor run as a guest house has gone on the market for £1.15 million.
The Riverview Lodge hotel in Borstal Road is located just a short distance from Rochester Cathedral and offers picturesque views over the River Medway.
The former 15-bed B&B is arranged over four floors with 10 bathrooms, its own lift, garden and ample on-site gated parking, according to the listing.
It is described as a "substantial period property of immense charm and character" and planning has been submitted for a four to five-bedroom detached home set over four floors.
Rochester town centre is a short walk away with ample shops, restaurants and the train station offering quick links to the capital.
But the agents say it also has potential as a house of multiple occupation or a boutique hotel.
"The possibilities with this property are endless and can be used as a large residential property or as a fantastic business opportunity," the listing said.
The period property was most recently used as a family-run bed and breakfast offering affordable accommodation in the area.
Riverview Lodge was built in 1874 and was formally known as Borstal Manor.
The period property has a decorated history with the remains of an underground French hospital and a labyrinth of tunnels dating from Napoleonic times found sixty feet below ground, beneath the rear garden.
During both World Wars the tunnels had been used by the military.
However, the property escaped being a listed building as it had been rendered externally before the listing was in place.
