Plans unveiled for new shopping site on Medway City Estate

Revised plans for a retail and trade development on the Medway City Estate – including a discount food retailer and a drive-thru coffee shop – have been submitted to the council.
Location 3 Properties’ (L3P) second application for land on Anthony’s Way, next to Co-op and McDonald’s, will be considered after councillors rejected its initial proposal last year.
The site, to be known as Medway Gateway, would host four large retail units, including a discount food retailer, four trade counters, a drive-thru coffee shop and 319 parking spaces if approved.
L3P managing director Colin Thacker said: “This is a major investment in Medway and a very positive step.
“It will benefit local residents by providing 100 new jobs, more choice with new retailers and employers coming to Medway, and reducing the need to travel further afield.”
The Maidstone-based company believes the retailers would “complement the area’s existing offer,” and has pledged to reveal names in the coming weeks.
And L3P is confident the new plan, which has 45% less retail space compared to its predecessor, mitigates previous concerns raised by members about potential impact on town centres.
Permission was granted for a Sainsbury’s store on the plot in 2010, but the scheme never progressed.
Fears the proposed development could worsen traffic flow on the already-congested Medway City Estate have been expressed by local businesses.
In an objection to the council, David Lucas of Medway Computers wrote: “Allowing more traffic to join Anthony’s Way from the new development would only create more chaos as the new road layout cannot handle what we already have.”
But the applicant says proposed measures will actually benefit the thousands of workers who travel to and from the estate every day.
Mr Thacker responded: “Our plans also include measures to radically improve the management of traffic to and from Medway City Estate including road widening and junction improvement which will greatly benefit existing businesses on the estate.
“This will complement Medway Council’s own works at Vanguard Way and Sans Pareil roundabouts. We have consulted with the council and shown a willingness to enable a positive, locally-made decision to be made.”
