05:00, 05 March 2024
With house prices varying so much across the country, it’s hard to picture what you can actually get for the average market price these days.
According to Plumpot, the average house price in Kent is £383k - more than £30k above the average for England and Wales. However, that can look very different depending on the area, so here’s what you can expect to get for the average house price in five different Kent locations…
Dover
Typically known for being one of Kent’s more affordable areas, the port town of Dover has lots to offer potential buyers. This three-bedroom detached bungalow is less than 10 minutes from the beach and boasts two bathrooms, off-road parking, a summer house and stunning views of the English Channel.

Isle of Sheppey
The island is a great place for homebuyers to look as it often gives you more bang for your buck compared to house prices elsewhere in the county, not to mention there are several Blue Flag beaches on your doorstep. This modern three-bedroom detached property is part of a new development and includes a master bedroom with an en-suite bathroom, a spacious lounge with a bay window and French doors leading from the kitchen to the garden. It’s also less than 10 minutes in the car to Minster Leas and Sheerness beaches.

Maidstone
The county town’s location in the heart of Kent is an attractive selling point, and the prices aren’t too bad either. For £2,000 over the average, you can bag a three-bedroom semi-detached house with a modern fitted kitchen, conservatory, an en-suite bathroom off the master bedroom and a garden with a terrace and lawn. It’s also less than 15 minutes in the car to the centre of town with its many shops, bars and restaurants.

Sevenoaks
Sevenoaks is one of Kent’s priciest areas, with its proximity to the M25, the Kent/Surrey border and countryside scenery all helping boost its market value. For the county’s average house price, this two-bedroom terraced cottage has period features, such as a fireplace and exposed brick, and a kitchen with fitted appliances. It might be smaller than some of the other properties on the list, but its highlight is the charming garden with a summer house that is currently being used as a home bar.

Whitstable
The harbour town of Whitstable is a hugely popular destination for visitors and residents alike. Whether you’re commuting into London or want to enjoy life at a slower pace by the sea, you’ll have to be quick to snap up somewhere in the idyllic coastal town. For just shy of £390k you can live less than half a mile from Whitstable train station and the pebble beach in a semi-detached house with three bedrooms, two reception rooms and a large conservatory.
