Fresh Barnard Marcus auction for Westgate Industrial Estate: Newchurch

A landowner hopes to sell a parcel of land for dozens of new homes - after failing to sell as a post-Brexit lorry park.

The four-acre site in Newchurch, Romney Marsh, will go under the hammer for £1.35 million this month, after the previous £2 million price tag failed to attract investors.

Speaking last week auctioneer Barnard Marcus said the former Westgate Industrial Estate plot drummed up enough interest from “several parties” to continue tabling offers to the owner.

Previously the London based auctioneer advertised the plot as a possible "distribution centre or lorry/storage depot following Brexit".

Now it has appeared on Barnard Marcus’s website marketed as a potential plot for 28 homes and a commercial space.

Notably, it has also appeared on various estate agents’ websites marketed for £400,000 more than the auctioneer’s asking price.

The site, formerly the home of Westgate EFI — an equestrian gear distributor — is 9 miles south of the M20 motorway, 11 miles from Ashford International railway station, 13 miles from the Eurostar terminal at Folkestone, and just over 20 miles from Dover.

“These details show a concept image and plan for the development of the site for greater land utilisation as a commercial development plus an alternative residential scheme.

“Purchasers are deemed to rely on their own enquiries in respect to development opportunities,” the blurb says.

Images show a smattering of detached and semi detached homes set before a rectangle shaped road layout, a large commercial building, and parking for 20 cars on the website.

The firm didn’t respond to our requests to display the images at the time of going to print.

The blurb continues: “Lying within a total site of just over four acres, the property comprises this former industrial estate and distribution centre which is mainly divided into a west and east section.

“The total built footprint of some 3,200 sq m represents a site coverage of only seven percent.

“The site offers a huge potential for expansion of the existing commercial space for a far more intense site utilisation.”

The auction will be held at the Grand Connaught Rooms, Great Queen Street, London on Monday October 15.
