Plans to turn a pub into a Sainsbury’s local store have been approved - despite strong public opposition.

At a planning meeting on Wednesday Tonbridge and Malling council officers considered the supermarket chain’s aim to take over Borough Green’s Henry Simmonds pub in Wrotham Road.

Under planning law the change of use from a pub to a shop does not require planning permission, only alterations to the building such as an extension.

As a result of strong vocal opposition Borough Green Parish Council called on planners to decide whether to make an Article 4 direction which would have required Sainsbury’s to submit a full planning application.

But if the direction was made and permission was refused, the council would be liable for compensation of around £300,000, according to chief planning officer Lindsay Pearson.

Mr Pearson also pointed out the application was ‘completely policy compliant’ and within a defined retail centre.

Planners therefore decided against any action at the meeting held in Gibson Drive, Kings Hill.

As a result of approval a new single storey extension will be added along with a cash machine and Sainsbury’s signage.

Cllr Jill Anderson said the store may be beneficial to the village as a similar one constructed in Tonbridge has increased footfall and business in surrounding stores.

Tony Wells, of Wells the Greengrocer in the High Street said he was “bitterly disappointed”.

He added: “The location will take customers out of community businesses. I won’t have a future for much longer. Sainsbury’s local – it’s not local to us, it’s local to you [Sainsbury’s].”

Mr Wells was applauded by dozens in the public gallery before leaving.

Mark Rush, Sainsbury’s Regional Acquisitions Manager, said: “We are delighted that Tonbridge and Malling Borough Council has approved our planning application for a new Local convenience store at the Henry Simmonds public house on Wrotham Road in Borough Green.

“Our new Local store will provide a small top-up, basket type service of quality and affordable everyday items needed by households living in the vicinity of the store. The store will also provide up to 25 new jobs and associated training opportunities.

“Following the Council’s decision we will keep the local community updated as the project moves forward.”
