A Kent town can call itself one of the happiest places in the country, according to an estate agents.
Sevenoaks has ranked ninth in a national hunt to find the towns with the biggest smiles.
Not only has it achieved a top 10 finish for the UK, its also been called the happiest place in the south east, according to Rightmove.
As if Kent wasn't blessed with enough happy chappies, four other Kent towns made the grade.
Tonbridge ranked third in the south east, Canterbury ranked 25th, followed directly by Rochester and then Dartford in 27.
More than 22,000 people across Great Britain took part in Rightmove’s Happy at Home survey, which asks residents how happy they are where they live, as well as asking them to rank 12 happiness factors.
The 12 factors range from how safe residents feel and how friendly the neighbours are, to how good the local services are, the level of community spirit and the quality of cultural activities in the area.
