Land near Bartletts Close, Sheppey, for sale with planning permission for 16 new homes

Land that has been given the green light for several homes is on the market for more than £1 million.

The field, which is described as backing onto a “peaceful cul-de-sac”, is being sold on Rightmove complete with full planning permission for a mix of detached, semi-detached, and terraced properties on the south east side of Bartletts Close in Halfway on Sheppey.

Proposals for the 16 dwellings were first put forward in July 2021 and were approved a year later alongside plans for a new access road, associated parking and landscaping.

However, those living nearby strongly objected to the idea.

David Ollerenshaw, who lives in Bartletts Close, registered “a very strong objection” on behalf of his wife, himself, and all the residents in the area at the time of the application.

He said: “The proposed development of the site will have a vast impact on our quality of life by way of noise, disturbance, and increased dust from the road affecting our properties.

“The proposed development is completely out of character with the properties in Bartletts Close and will completely overwhelm the unmade road which is maintained by the residents.

“The placing of 16 houses/bungalows will generate a huge increase in vehicular use of our road which is totally unsuitable for such an increase as the surface will not be able to stand the daily movement.”

Dave and Katrina Howard, who moved to Bartletts Close just five months before the plans were put forward, agreed with David but also made a point of highlighting issues people moving into the proposed new builds might face.

They said: “As new residents to the Island we are having problems finding a new GP surgery due to the high level of demand.

“Things are not going to improve in a hurry with more and more big housing developments being built.

“These will only add to the already stretched medical services in the area and to the traffic chaos that is part of a normal day at the Minster roundabout.

“This is before taking into consideration any roadworks taking place which further delay the traffic, causing the Island to become completely gridlocked.”

The plot is being marketed by estate agent Spicerhaart for £1.3 million via Rightmove.

It is 0.7 miles from Queenborough station and 1.7 miles from Sheerness-on-sea station.

In the applicant’s design statement, it is explained that the houses will have level access reception rooms and a toilet on the ground floor.

Three of the dwellings are single-storey bungalows. The remaining 13 are two-storey with accommodation in the roofscape.

The 16 will include one detached, 12 semi-detached and a row of terraced homes.

Four plots will be two-bed homes, eight will be three-bed and four will have four bedrooms.

It is also noted that there are bus services to and from Sittingbourne town centre to the Isle of Sheppey and also from Halfway to Maidstone opposite Belgrave Road and by the turning into Queenborough Road which are close by.

Vehicular access will be provided via Bartletts Close, which is a private unmade road, and parking spaces are to be provided with two spaces for all homes apart from the four-bed properties which will have three spaces each.
