Chartway and Moat Homes unveil plans for 36 homes in Warden Road, Eastchurch, Isle of Sheppey

Plans for a large property development comprised of 100% affordable rented housing in a village have been unveiled.

If approved, 36 homes ranging from one-bedroom flats to three-bedroom houses would pop up west of Warden Road in Eastchurch on the Isle of Sheppey.

Developer Chartway Partnerships Group and housing association Moat Homes have come together to submit plans to Swale council.

In papers lodged with the council, the pair claim the scheme will “create a high-quality affordable housing development”.

It said: “There is no doubt that housing need is pressing.

“The development will deliver new homes in the right location and at the right time, which will help meet the housing need in Swale.

“The site provides the opportunity for many day-to-day trips to take place without reliance on car travel, with future residents of the site able to purchase groceries and take their children to school without the need to use a private vehicle.

“The development will create a new strong, vibrant and healthy community which will suitably integrate into the existing community of Eastchurch and the surrounding settlements.

“The site is therefore highlighted as being suitable, available and achievable in the immediate short term and it is considered deliverable in order to meet the council’s immediate housing need.”

Out of the 36 properties, 27 would be two or three-bedroom houses whilst the other nine would be one/two-bedroom flats.

It is understood the three-storey apartment block would not incorporate a lift – limiting access for disabled people to the building.

Bosses behind the scheme say this is because “the inclusion of a lift shaft would require a significant increase to the height and bulk of the roof of the apartment block”.

The near-three acre plot currently serves as grazing grassland for horses.

There would be 63 parking spaces for residents and eight visitor spaces.

It is planned for there to be at least one electric vehicle charging point per home.

Moat bosses say the firm has identified Eastchurch as being “a key location to deliver much-needed affordable homes”.

Moat already owns and maintains significant affordable housing stock throughout Swale and works in partnership with the council’s housing team.

The housing association aims to have a nominations agreement in place with the council to ensure that people within the district with affordable housing needs can access the homes.

Chartway planning director Julian Moat said: “The proposed development aligns with the local needs, offering much-needed affordable new homes on the Isle of Sheppey, in a setting that is sustainable with a community-centric housing design solution.

“In partnership with Moat Homes, we believe this development will demonstrate our commitment to the region, community of Eastchurch and deliver high-quality homes aligned with our vision to deliver homes for everyone.”
