A car park earmarked for a block of flats that would “change the skyline” of a town is on the market for £1.25 million.

In August last year Black Office Holdings Ltd and Planning Works Ltd put forward outline plans to build apartments on Brewers Yard in Sittingbourne.

The former private parking area is between the new Bourne Place multi-storey and the town's Methodist Church, off St Michaels Road.

While that application is yet to be formally determined, the site has now been listed on Rightmove. Swale council confirmed approval is set to be granted by officers, pending legal agreements.

The six-storey block would become one of the tallest buildings in the town. A heritage statement included with the planning application said it would "change the skyline appearance" of the area.

The 0.59-acre site is described as benefitting “from the resolution to grant outline planning for the redevelopment of the site”.

The listing suggests it would be suitable for senior living schemes, as well as traditional homes.

Last year a planning application submitted to the council was hoping for the approval of 50 dwellings on the site.

The applicants had put forward a mix of 38 one-bedroom and 12 two-bedroom apartments – 10% of which would be affordable homes.

However, that figure has been lowered to 42 apartments.

Other features included a 208sq m roof garden, a 211sq m courtyard garden and storage for 50 bicycles.

At the time a major concern was the proposed number of parking spaces, with just seven included.

Ghlin Whelan, then the Labour councillor for the area, said: "I know there have been talks about this idea with the landowners for some time.

"I think it is an ideal place for housing, so in principle, I agree with it. Making some of the flats affordable will be essential, however, the number of parking spaces isn't very good. Parking will be a problem, no doubt about it.

"The developers can't assume that because the homes will be in the town centre people will get a train or bus. What if they work in Tonbridge or Maidstone?

“There isn't a solution because it isn't up to the council to provide free parking and they've just cut all the buses, so public transport isn't available.

"The developers really need to think the parking side through."

The planning application can be found on the Swale portal via reference 22/502963/OUT.

A spokesman for Swale council said: “This application has been resolved to be approved under delegated authority subject to a legal agreement and agreeing conditions. We are still working with the applicants.”

Brewers Yard is a five-minute walk from Sittingbourne railway station.

The land is being sold for £1.25 million by Knight Frank, City & East Land Agency.

It is located near Sittingbourne High Street, which the sellers describe as featuring “a range of popular chain stores, independent shops and restaurants.”

The many “highly regarded” primary and secondary schools in Sittingbourne, as well as a “number of excellent nurseries”, have also been advertised as an attractive selling point.
