Café and shop on award-winning Botany Bay in Kingsgate on the market for £175k

Two shipping containers transformed into a takeaway café and concessions shop on one of the county's most popular beaches are on the market for £175,000.
Located on Botany Bay in Kingsgate, near Broadstairs, the café-cum-beach shop is on a concrete base right on the sand, a stone's throw from the sea.
The award-winning beach was given a sought-after Blue Flag in 2019 and is popular with film crews and photographers.
Beach lovers are now being invited to take up the unique opportunity of owning the bay's only café.
Estate agent Cooke and Co, which is marketing the containers, says taking them on could be a "life-changing business" for somebody or an ideal investment.
"The business comprises of two secure shipping containers which have been converted to a fully equipped and working takeaway café and beach goods supplier on the main beach," the agent said.
"These are located at the bottom of the steps that lead up to the public conveniences.
"Being the only concession on Botany Bay you really do have a captive market with the regular food being chips, burgers, hot dogs and teas and coffees.
"In addition there is a mains electrical and water supply allowing for the inflation of beach goods that are sold from the concession."
The business, which is being sold as a going concern, now also comes with an alcohol licence.
Gas for cooking is currently supplied via gas bottles and to the side there is a secure store for beach goods.
A yearly licence fee is payable to Thanet District Council to rent the space.
The agent says the current owner has run the business for a number of years, but needs to focus on their other profession.
"The owner is an accomplished photographer and needs to concentrate his efforts on this business," the agent said.
Botany Bay was recently the setting for a new TSB advert featuring Friends star David Schwimmer.
In recent years it has been used as a backdrop for films and series including Sky Atlantic's The Tunnel: Vengeance, feature film Sulphur and White, a music video for Foals and scenes for Louis Wain, featuring Benedict Cumberbatch.
