Whitstable beach hut up for grabs in Island Wall with £150,000 price tag

A Whitstable beach hut put up for sale for a whopping £120,000 last year is still on the market – for £30,000 more.

The seafront cabin in Island Wall was first offered 12 months ago but – despite the fact it can only be used during daytime – is now listed for £150,000.

The blue-painted hut, which sits between the Old Neptune pub and the Horsebridge Centre, has a timber decking and barbecue area and enjoys stunning sea views over the Isle of Sheppey.

It has windows on three sides, overhead storage in the roof and its double doors open to a decked area leading to the beach.

A paved terrace area with brick-built barbecue over a tiled base is included in the freehold to the rear of the hut.

The beach hut – which has increased in price by 25% – is being advertised by the Christopher Hodgson estate agents in Tankerton Road.

Rory Patterson, who manages the Harvey Richards & West estate agency in Oxford Street, described the wooden hut as “a rare beast”.

He said: “That’s the only freehold one I am aware of in the middle of Whitstable. For someone who has the money and wants to come down on a weekend it will certainly cater for their needs.

“It’s such a rare beast in the middle of town. I have walked past it because I live here and it seems to be in good nick.”

The Christopher Hodgson agency describes the site as a unique opportunity to acquire a freehold plot of land comprising the hut and associated areas.

Mr Patterson added that he sells old beach huts for around £16,000 and new-builds for £35,000.

But, unlike the Island Wall hut, his properties do not come with the freehold for the land and the buyer is just acquiring the hut.

Mr Patterson added: “Prices have been back up 10% to 15% over the last couple of years since the market got back on its feet.

“You are buying a little patch of land there at Island Wall and for anything front-line in Whitstable these days you are paying £150,000 just for the view, let alone the structure.”
