Details have been released of the third and final phase of a major project to deliver 840 new homes.

Housebuilder Developer Barratt David Wilson (BDW) has submitted a detailed planning application to Tonbridge and Malling Borough Council for phase third of its Poppies development on land between the A20 London Road in Aylesford and Hermitage Lane.

Outline planning permission for the site, which covers 34 hectares and was originally promoted by Gladman housebuilders, was first granted in August 2020, with the plans to include a new primary school and doctor’s surgery.

Detailed permission for Phase 1 of 243 homes was granted in 2022, and for Phase 2 - 409 homes - earlier this year. Construction is well underway and BDW is already selling homes off-plan.

This final application is for the remaining 188 homes, which will be on the section of land to the north of the plot - just south of the Coldharbour Travellers site and the Kent Police Tactical Operations Unit.

The application shows plans for 113 market homes and 75 affordable homes, mainly for social rent.

The heights range up to three storeys, with larger, detached homes facing the boundaries of the site, and smaller, more concentrated housing and apartments in the centre.

An average density of 39 homes per hectare will be achieved. The plans show 395 parking spaces, plus 54 garages. All the homes will have access to an EV charging point.

Although not part of this application, the completion of phase three will also enable the completion of a link road through the development - which has already largely been built.

The link road, which was the subject of two separate applications will spur off the Poppyfields Roundabout on the A20 London Road, snaking through the housing development to join Hermitage Lane at a new roundabout, yet to be created.

Hermitage Lane is already notorious for its traffic congestion, a point raised recently by Maidstone and Malling’s MP Helen Grant with Angela Rayner, the secretary of state for housing, communities and local government.

At present, access to the development site, which lays opposite the new Royal British Legion Industries village on Hermitage Lane, is only from the Poppyfields roundabout.
